Wondering if anybody has had any experience in getting a little out building in their back yard?

Nothing big.

Im sure there is a code or something for getting a shed in the back yard.

Anybody know if I need a permit?

Any info would be appreciated.

You need a permit. They ran me ragged to get one. The owner of the company I was getting the shed from was going to go down there to help me. Hopefully they have improved by now. You will need to plant bushes around it if it is not behind a fence. It needs to be placed some many feet from the property lines. Back and side property lines.

It must be under 200 sf, 12.5' X 16' or 10' x 20' etc..
and less than 14 feet tall if it has no foundation.
It must be set back from your side line by 7.5 feet and 20 from the rear
but you may be able to get an exception on the rear to 10 feet.
If its built on site you must have a certified plan.

When you say certified plan do you mean I have to get an architect do one,
or do I get to show them my drawrings?:elvis:

oh no they have to be engineered drawings with wins resistance specs ect...
I do have plans on retainer from an engineering firm for a shed that I will own and can share. I just need to go have a final meeting with the architect, I had delayed finalizing them because I could not afford to build at the time.
you will have to combine those with a plot plan showing the placement on the lot.

I think that there is an exception for those lightweight storage closets. But I can't find it spelled out right now.
If I recall correct I was told that if you could pick it up it didn't need a permit however I have been given lots of bad information in an authoritative manner by various city employees its better to see it spelled out for yourself in the code Before you invest.

Helpful Info

  • Florida Building Code requires plans be designed, signed and sealed by a licensed engineer or architect.
  • For pre-fabricated sheds purchased, manufactures specifications will be sufficient.
  • If you would like to construct your own shed, it s 10 x 10 or less, and you do not wish to have plans signed and sealed, you may use the design and plans located on our website. (these plan do NOT allow for any deviations) PDF
  • The roof, exterior walls and exterior colors of the shed, EXCLUDING prefabricated sheds, shall be compatible with the design of the principal structure (home).
  • Shed/ storage unit shall be located behind the principal structure (home) OR screened by a solid or opaque fence so not visible from the street.
  • Individual structures such as sheds shall be screened by property owner with visual buffer planting, when visible from right-of-way, parking areas, or adjacent properties.
  • In lieu of a visual buffer solid decorative fencing or walls may be installed to screen from public view.
  • Plants used shall be native or shall be vegetation that conserves water, is adaptable to local conditions, and is tolerant.
  • Sheds are prohibited within ANY easement
  • Maximum Shed size allowed is 200 sq. ft. and must comply with the setback requirements in their zoning district. 12.5'x16' is 200sf
  • Height. The maximum building height for any shed shall be 12 feet.
  • Sheds shall be set back at least ten feet from the rear property line and shall meet the interior side setback requirements of the district. However, sheds that do not exceed 100 square feet in size may be located up to five feet from the abutting interior side or rear property line.
  • All inspections provided on your inspection card must be requested by you/contractor.
  • We do not know when the shed is ready for inspection unless we are notified.
  • The approved plans must be on site when the inspector arrives.
  • Inspections requested by 7:00 a.m. will be done that day, after 7:00 a.m. will be done the following day. Please ensure the shed is accessible to the inspector.
  • You may call in the morning the day of the inspection to inquire as to the estimated time your inspector will be arriving.
  • Your permit will remain active for 6 months from the date of issuance. During that time, you must request an inspection, the city does not know when the shed has been installed and is ready for an inspection unless you notify us.
  • If the permit expired, a new permit must be obtained.
  • Any failed inspection will result in reinspection fees.

What do I bring?
You Need
  1. Permit Application PDF Building Permit Application (used for all permit types)
  2. Recorded Warranty Deed
  3. Manufacturers Drawings - Two (2) copies of the manufactures drawings for the shed assembly, OR two copies of signed and sealed drawings for an accessory structure (detached garage, gazebo, etc.) Plans must include height – a shed is to be no more than 12 tall. Plans must include diagram for anchoring system (must meet 120 mph wind load requirements).
  4. Site Plan - Two (2) site plans which indicate the property lines, roadways, waterways, easements, all existing structures, and proposed structure. Indicate tree protection or removal requirements. If trees are not being removed, you must write “no trees to be removed”. Individual Structures such as sheds shall be screened by the property owner with a visual buffer planting, solid decorative fencing or walls may be installed to screen from public view. Plants used shall be native or shall be vegetation that conserves water, is adaptable to local conditions, and is drought tolerant. Include size, dimension and location Include all setbacks to property lines Include colors and materials of the shed exterior and roof
  5. Tenant Affidavit - if property owner is NOT the applicant
  6. Notice of Commencement Owner/Builder disclosure – this is required when an owner is obtaining a permit.

We put in a shed when we first moved here in 2005 and it is one with the windows. At that time the permit cost me 80.00. I had the brochure from the company that I bought the shed from which had all the dimensions etc on it. Code enforcement was here the afternoon it was being installed and actually measured the footage from the fence on 2 sides, then the footage from the gate. Maybe they are more lenient if you do not build it yourself. Hope this helps. I bet the cost for the permit is more.

I`m with you FlaglerWeb, wow, there are so many regulations. I really liked the idea of having a shed put in my back yard, but now I just think it really isn`t worth the work.

Just wanted to know...are you allowed to make your shed into living quarters in your backyard in Palm Coast?
By its nomenclature , a shed has no plumbing or electricity. when you add those it becomes living space. The permitting and floor space becomes taxable at a different rate and it's called an auxiliary structure , if detached garage, pool house , guest house ....... A shed is limited to 200 sf and no hardwired electricity water or sewage.

In order to remove the utility easement and combine lots, you must first pull a permit to build something that will encroach upon that easement. in my case I am going to have to pour a patio off the side of my garage that will lap over the property line. in order to use the lot for a drive way. I have been advised I can permit a building extension so said patio has footers that will support walls and an addition to the house. Then you can treat the property as a single lot with all the impermeable area ratios.
